JMW Real Estate Commercial advises on key “brown to green” office scheme refurbishment
The JMW Real Estate Commercial team, led by David Frankland, was pleased to work on the £11.5m redevelopment of M&G’s 112,000 sq ft 58 Mosley Street, rebranded as Aviary. The team advised Ask Real Estate on its role as the development manager on this key Manchester office scheme.
Aviary is aiming to be net zero carbon in operation and is targeting a NABERS 5-star rating in addition to a BREEAM ‘Excellent’ certification.
The project will focus on sustainability: the decision to refurbish, rather than demolish and rebuild, 58 Mosley Street, will produce around 69% less carbon emissions: the project is dubbed a “brown to green” conversion.

The investor acquired the building for close to £50m in 2022.
Main contractor TSK is on site delivering the project, and CBRE and Sixteen Real Estate have been appointed as agents for the project.
NJL Consulting is advising on planning and JM Architects is leading on design. JLL is the project manager.
